Estimate seller-financed terms
Seller financing and owner financing are often used to describe the same broad idea: the seller carries part or all of the purchase balance instead of the buyer relying only on traditional financing. The practical work is the same. A seller needs to define the asset, buyer packet, term sheet, document packet, payment schedule, and payoff record.
The calculator below helps preview seller-financed payment terms before a deal becomes active. It is a starting point, not a substitute for professional review, legal documents, title work, escrow, or servicing decisions.
Down payment and amount financed
The down payment is often the first seller-protection lever. It reduces the amount financed, gives the buyer more economic commitment, and changes the monthly payment. OWFI shows amount financed clearly because it becomes the basis for the payment schedule and the active balance after closing.
A deal file should preserve the original purchase price, down payment, financed amount, rate, term, and balloon. When those values are scattered across text messages or spreadsheets, it becomes harder to answer simple questions later.
Projected interest and balloon timing
Projected interest is the seller's expected return from carrying the note over time. A balloon can shorten the holding period, but it also creates a larger future payoff event that both sides need to understand. The preview helps identify whether the structure is realistic before the parties spend time on documents.
